As with the warmer summer weather, we too
are benefiting from the rising temperature
in the property market following several years of
steady growth and stability.
So where’s the problem? Inevitably, as the
stock of houses available is increasingly depleted,
discerning buyers have to act more decisively than
ever when they do find the right house for them.
Fortunately, we have managed to continue to offer
the right homes for willing applicants, and we have
enjoyed a period of record sales throughout this
apparent shortage. This reinforces the point that
turnover today is rapid; indeed, so quickly in some
cases that the sales are agreed before we have the
opportunity to complete all the written particulars
in the usual way. This is often the case when
prospective vendors have special reasons for a more
confidential approach.
As a result we always welcome a direct
approach from applicants and the opportunity to
discuss their requirements personally whenever
possible. This dialogue often triggers creative
ideas and enables us to match buyers with their
ideal homes. Similarly, when current owners are
contemplating the options of selling or letting and
the values that may be achieved, we are always
very interested and willing to contribute any help
that we can provide.
As for the traditional forecast, it’s particularly
difficult at the moment to visualise anything but
business as usual, notwithstanding unexpected
global events. This trend also underpins the historic
stability in the Guernsey property market for
investors and homeowner’s alike. |
